And as of July 2022, when the St. Petersburg city officials gave the greenlight to a proposal aimed at easing the city’s residential housing crisis, we can also design and build Accessory Dwelling Units or ADUs.
Commonly called “garage apartments,” “in-law suites,” and “guest or carriage houses,” an ADU can be added to your existing home structure, garage, garage loft, or it can be built as a second home on your property. Free standing ADUs generally have a building footprint limited to no more than 750 square feet or 25% of the gross floor area (whichever is less) of the main house on the same property—think “tiny houses”—and must have a similar roof shape, paint color, be shorter than the primary house, and have other physical characteristics that are the same as the main home. Some ADU applicants will have to make room for additional parking, but overall, the ADUs will certainly add value to any real estate, in addition to making more housing available in the St. Petersburg area.
The city of St. Petersburg has been looking for innovative ways to address the housing crisis in our area and is hoping that more owners will add a second home onto their property to provide more affordable housing options in established neighborhoods. These ADUs would help address the housing shortage in the St. Petersburg area and can be used for family members, friends who might be visiting, or they can be rented out.
The city is considering expanding ADU zoning into more neighborhoods, allowing many more owners to turn those detached properties into affordable rental units. Right now, about 30,000 homes in St. Pete qualify. Additional proposed zoning changes would expand that by close to 50%.
As part of the St. Pete community, Onsite Construction has answered the call by launching an Accessory Dwelling Unit division to its already highly successful residential home building unit. What’s the Difference Between Renovation and Rebuilding?
Essentially, the difference between these two construction terms is that a renovation means that we will restore one or more rooms to their previous condition by refinishing, repainting, and essentially doing what is necessary to bring it back to life. Renovation revives and updates a room or home but doesn’t change the floorplan. Renovations are often small-scale projects.
A remodel refers to creating something new. Remodels include changes to a home’s structure or layout. Remodeling means a substantial addition to an existing home for extra rooms or an “in-law” suite. It can mean new office space added to a commercial building, or an extensive change to the interior configuration, including the electrical, HVAC, or plumbing systems of an existing home or office building. Remodeling can make rooms larger, open spaces to more light and better traffic pathways, add storage closets, raise ceilings, or add an ADU, for example.
