Planning a detailed step-by-step timeline is probably the first set of details you should put down on paper. You’ll need to list when you want to get the project started, when you’ll need to have your plan or blueprint drawn up, when your choice of colors, features, and construction materials need to be finalized and then ordered, when each room of your home needs to be emptied so that construction can begin unfettered.

If you need to live in your house while it’s being renovated, you must be prepared for what’s to come. So, here are some tips gleaned from our 17+ years of experience in doing home renovations:

  • Be sure to coordinate your calendar with the Onsite Renovation team
    • By coordinating your family calendar with our renovation team, we can assure you of the least amount of inconvenience. By determining where and when work takes place within your home, you can redistribute necessary everyday articles to other rooms, keep your loved ones (including pets) from getting in the way, and isolate the noisy and dusty areas that are being worked on.
    • A simple clear plastic drop cloth can be hung from the door of the room being renovated. Ask us about our dust containment and clearing procedures. We’ll thoroughly explain what protective equipment we’ll be using during the project. These may include air filters, HEPA vacuums, drop cloths, and other protective measures. This won’t totally keep the dust at bay, but it will surely help.
  • Repurpose non-renovated living areas
    • If your kitchen is being renovated, you can plan on eating out a few nights a week at your favorite restaurants. You can repurpose another room in your home to set up a dining table and order take-out. Move your coffee pot to another room, put your refrigerator in the garage and plug it in there. And remember, you live in Florida! You can cook on the grill and eat
      outside if you like.
    • Need to move beds out of a bedroom that’s being enlarged? Relocate them temporarily to a quiet spot in another room, away from the dust and noise. Yes, it’s inconvenient. But it’s for a short period of time and the new bedroom will look spectacular!
  • Keep the family occupied
    • During your renovation, you have an awesome opportunity to reconnect with all the members of your family. Your home is being turned upside down, your daily routine is being disrupted, so why not use this time to invent games for the kids, build “forts” for them to sleep in, spend time outside in the pool or on the lanai, take the dog to the local dog park. This is a time when creativity and improvisation are your best friends.

  • Planning your design
    • Determining your budget
    • Applying for permits
    • Setting up a detailed calendar
    • Moving furniture, clothes, appliances, everything moveable out of the room
    • Demolition
      • We break through walls, remove cabinets and countertops, rip up
        carpeting or other flooring, remove sinks and bathtubs, and basically clear
        the room so that we can start our renovation
    • Framing
      • We install 2’ x 4’s according to your design
      • We start to “frame” out your vision
    • Plumbing, Electrical, HVAC ducts
      • Basically, install anything that needs to go inside of the walls, ceilings,
        or floors, including insulation.
    • Install the drywall
      • Tape, spackle, sand when dry, then paint the undercoat or primer, then
        paint the finish coat.
    • Install wall and door trim
      • Crown moldings, chair rails, wainscoting, or whatever type of trim you
        have chosen, sand, and then the final painting.
    • Flooring
      • Wall to wall carpeting
      • Hardwood flooring
      • Tiles
      • Laminated flooring
      • Engineered wood
      • And more…
    • Install cabinets, fixtures, and any “fixed” type of lighting
      • We make sure the cabinets are level
      • We ensure that there is enough light in the renovated room
    • Appliances
      • If this is a kitchen or bathroom renovation, now is the time Onsite
        installs the appliances: refrigerators, stoves, dishwasher, microwave,
        sinks, shower fixtures, faucets, etc.
      • If it’s another room in the house, here we install closet rods,
        bookshelves, alcoves, etc.
    • Final Touches
      • Time to move the furniture back in the room
      • Hang pictures on the wall
      • Add those personal family touches
