Overview

Reimagine the House You Already Own

A major home renovation in Tampa is the right move when the bones are good but the layout, the systems and the finishes are stuck in another decade. Instead of buying new and paying today's prices, you take the home you already own and make it work for how you live now. Onsite handles whole home updates end to end, so you are not stitching together five different contractors and hoping the schedule holds.

Most of the calls we get start the same way. The kitchen is walled off from everyone. There are too many small dark rooms. The wiring trips when the microwave and the air conditioning run together. We open up tired floor plans, pull out walls that no longer make sense, and rework the home into the open, bright space you actually wanted, while updating the electrical and plumbing behind the walls so the house is safe for the next twenty years.

Onsite is a veteran owned, state licensed Florida general contractor founded in 2006. Tampa has every kind of older home, and we have renovated a lot of them, so we know what we are likely to find once the walls come down and how to handle it without blowing up your budget.

Restoration

Old Tampa Homes Hide Their Problems

Open up a 1920s bungalow in Seminole Heights or a mid century ranch in South Tampa and you tend to find the same surprises. Knob and tube wiring, galvanized pipe that is half rusted shut, framing that was never meant to carry a modern kitchen. A cheap remodel paints right over all of it. A real renovation deals with it. As a licensed general contractor, when we open a wall and find a problem, we tell you, price it honestly, and fix it the right way instead of hiding it for the next owner to discover.

Why Onsite

Why Tampa Picks Onsite for Big Remodels

Open Up the Floor Plan

We take down the walls boxing in your kitchen and living space and rework the layout into an open floor plan, handling the beams and structural support so the home stays sound while it opens up.

Update What Is Behind the Walls

While the walls are open we update aging electrical and plumbing, the systems that quietly cause the worst damage. You get a remodel that looks new and is genuinely safer, not just resurfaced.

We Know Older Tampa Homes

From 1920s bungalows to mid century ranches, we have renovated the housing stock this area is built on. We know the common surprises before we open a wall, which keeps the timeline and the budget honest.

Phased or All at Once

Some clients want a full gut renovation done in one stretch. Others need to phase the work to fit a budget or stay living in the home. We will lay out both paths and help you pick the one that fits.

Questions

Home Renovation FAQs

What counts as a major home renovation? +
Anything beyond cosmetic. A whole home remodel that touches most of the house, a gut renovation that takes the home back to the studs, or a project that moves walls and reworks the floor plan. If you are changing how the home is laid out or how it functions, not just its color, that is the kind of renovation we handle.
Can you open up my closed off floor plan? +
Yes, this is one of the most common reasons people call. Older Tampa homes were built with small, separate rooms. We remove the walls penning in your kitchen and living areas to create an open floor plan, and we handle the structural beams and support needed to do it safely, which is the part DIY removals get dangerously wrong.
Do you update electrical and plumbing during the remodel? +
We strongly recommend it, and on a gut renovation it is usually unavoidable. With the walls already open it is the right time to replace old wiring and worn out pipe. Skipping it means tearing back into brand new finishes a few years later when the old systems fail. We update them while it is cheap and easy to reach.
Can you renovate a 1920s bungalow or a mid century ranch? +
Those are our bread and butter. Tampa is full of 1920s bungalows and mid century ranches with great character and dated everything else. We bring them up to date, keeping the charm that makes them special while fixing the wiring, plumbing, layout and finishes that no longer hold up.
Should I renovate all at once or in phases? +
It depends on your budget and whether you can move out. A full renovation done in one stretch is faster and usually cheaper per square foot, but you often cannot live in the home. A phased plan lets you spread the cost and stay put longer. We will price both and give you an honest recommendation for your situation.
What if you find problems once the walls are open? +
On older homes, we usually do, and we plan for it. The difference is what happens next. We show you exactly what we found, price the fix in plain terms, and talk through your options before moving ahead. No surprise charges buried in an invoice and nothing hidden for the next owner to inherit.
