Can you build on a lot I already own? +
Yes. Build on your lot is what we do best. Bring us the land you already own anywhere around Tampa Bay and we will evaluate the site, confirm what it can support, and build your custom home right there. If you are still shopping for land, we are glad to walk a few candidates with you before you buy.
Do I need finished architectural plans before I call? +
Not at all. Some clients hire us as a custom home builder with stamped plans ready to go. Others come with a wish list and need help getting to a real design. We work with your plans or sit down and refine a layout with you, then bring in the architect and engineering so it is ready to permit.
How long does ground up construction take in Tampa? +
A custom home is usually a nine to fourteen month process from permit to final inspection, depending on size, finishes and how fast permitting moves in your jurisdiction. Site work, weather and material lead times all factor in. We give you a realistic build timeline up front and tell you the truth if something shifts, instead of quoting a fantasy date to win the job.
Who pulls the permits and handles inspections? +
We do, all of it. As your general contractor we pull the building permit in our own name and we are the ones standing on site for every inspection from foundation to final. You do not chase the county or coordinate trades. That is the whole point of hiring one accountable builder.
What does the build process actually look like? +
It starts with a lot and site evaluation and a sit down about your plans and budget. From there we finalize the design, lock the scope and price, pull permits, and break ground. Then it is foundation, framing, roof and dry in, mechanicals, insulation and drywall, then finishes, with you walking the home with us at the end before you ever take the keys.
Do you build outside the city of Tampa? +
Yes. We build new homes across Tampa Bay, including South Tampa, St. Petersburg, Clearwater, Brandon, Riverview, Plant City, Lutz, Wesley Chapel and Carrollwood. If your lot is in the area, call us and we will tell you straight whether it is a fit.
